The president’s son moved into the three-story property with wife Melissa and their 10-month-old son Beau toward the end of last year and the family is now under 24-hour Secret Service protection.

It’s believed the father of five, who turned 51 on Thursday, is paying $25,000 a month to rent the posh property owned by Sweetgreen co-founder and CEO Jonathan Neman.

Hunter has some fresh cash to help pay for the pricey rental. On Thursday it was revealed he has written a memoir titled Beautiful Things, that will be published April 6. The advance for the book is said to be as much as $2million.

Before his father took office, Hunter and his family had been keeping a low profile during the pandemic and had been cooped up in their former home, a rented luxury $3.8million three-bed pad perched on the Hollywood Hills.

It’s understood Hunter was paying $12,000 a month for the mid-century modern 2,000 sq ft house with stunning views and a swimming pool. But it’s likely he and his wife wanted more space to raise their son Beau and sought out something bigger.

The Hollywood Hills house was also located in a secluded community tucked away in a private lower hillside area.

The outgoing pair may have wanted to be closer to the action and the Venice pad, which is just a block from the beach and a short walk to trendy Abbot Kinney Blvd which is bustling with shops and cafes, fits the bill.

However, Hunter’s arrival has certainly attracted the attention of residents in the small, quiet community just one block from the beach.

  • a clock tower in front of a house: The president's son moved to the 3,700 square feet property in recent months after he had been splitting his time between his home state of Delaware and his Hollywood Hills pad

  • a bridge over a body of water: The three-story, two-bedroom home has a private balcony which overlooks the historic Venice canal. Hunter is believed to be renting the property from Sweetgreen CEO Jonathan Newman for $25,000 a month

  • a wooden table: The home also has terrace furnished with outdoor seating, a fireplace, and breath-taking views of the idyllic neighborhood

  • a group of people standing next to a man holding a fish: The father-of-five, who also shares three daughters with his first wife Kathleen and a toddler daughter with his stripper baby mama Lunden Roberts, was spotted in Venice last month pushing his infant son Beau in a stroller alongside wife Melissa

His Secret Service detail is staged in a parking lot not far from the home and several blacked-out SUVs and other government vehicles have been seen coming and going.

The federal agents even have their own port-a-potty so they don’t get caught short. A government vehicle is also parked directly in front of the property with two agents sat inside.

One Venice local said: ‘Hunter’s arrival has certainly caused a stir on the canals.’

‘They’re driving around in these huge blacked-out GMCs, they look like they mean business.’

Ricky Otterstrom, senior vice president of Ryker Flint, a commercial real estate brokerage, has lived in Venice Beach for 15 years, tells DailyMail.com: ‘I see Hunter Biden’s secret service parked out front of his house every morning when I walk to the beach to surf.

‘They are there 24/7 which is a plus for us here on the Venice Canals. We need the extra security considering the amount of crime we have. Interestingly the homeless people who were living up along the street he now lives on are gone.

‘It could be a coincidence or the city had them removed because of Hunter. I think his presence will help clean up the area and I hope he gets involved with the community. It’s a tight community with great people.’

  • a view of a city: Hunter and his family had previously been living in this $3.8million Hollywood Hills rental since the beginning of last year

  • a train traveling down train tracks near a forest: Hunter's arrival to the quiet Venice neighborhood has been anything but subtle thanks to his 24-hour security detail (pictured) in an SUV

  • a group of people walking down a street next to a car: Secret Service agents (pictured in plain clothes) have been staged outside near the property and are constantly spotted coming and going

  • a group of people standing in front of a car: One resident told DailyMail.com: 'It's a quiet community so the Secret Service detail sticks out, they're trying to dress casual to fit in but it's not working'

  • a statue of a man in a car: Several blacked-out SUVs and other government vehicles have been spotted in the neighborhood since Hunter's arrival

  • a man and a woman walking down the street talking on a cell phone: New life: Hunter Biden came to Joe Biden's inauguration with his second wife, Melissa Cohen, and his baby son Beau - named for his dead brother - as well as his three daughters from his first marriage. His two-year-old daughter with stripper Lunden Roberts, 29, was not present

Darin Grant who lives a few houses away from Hunter tells DailyMail.com, ‘l welcome him and his family. Having secret service in the area will keep us all safer. I appreciate anyone who is open about their story of recovery.

  • Slide 1 of 19: Ivanka Trump and her husband Jared Kushner are leaving Washington behind for sunnier skies and following her father to Florida. The former senior presidential advisers have signed a one-year lease on a condominium in one of Miami's most coveted oceanfront buildings, Arte Surfside, the Wall Street Journal reported Tuesday, citing a source familiar with the deal.

  • Slide 2 of 19: The former presidential advisers are seen with their children at Joint Air Base in Maryland on Wednesday morning as Ivanka's father departed DC.

  • Slide 3 of 19: It's unclear how much Ivanka and Jared will be paying for the condo, but it's safe to say it didn't come cheap. Arte is one of the most expensive complexes in the Surfside neighborhood, with an average rental price of nearly $47,000 per month. Its penthouse sold for $33million to an unnamed private equity executive from New York last month.

  • Slide 4 of 19: The couple and their three children are said to be using the large, unfurnished unit as a temporary home while they build a more permanent one on a two-acre plot they purchased on Indian Creek Island - also known as the 'Billionaire Bunker' - for $31.8million late last year.

  • Slide 5 of 19: WSJ suggested it's no coincidence that Ivanka and Jared picked the Arte building, because one of its developers - Alex Sapir - has links to outgoing President Donald Trump. Sapir is head of the Sapir Organization, which teamed up with the Trump Organization to build the Trump Soho condo-hotel in New York City in 2008.

  • Slide 6 of 19: Arte Surfside , a dazzling pyramid-shaped complex overlooking the Atlantic, was designed by Italian architect Antonio Citterio in 2019. The 12-story building boasts 16 units, ranging in size from 3,150 to 7,550 square feet with between three and five bedrooms. It's unclear what size unit Ivanka and Jared will be settling into.

  • Slide 7 of 19: The units are outfitted with Roman travertine ceilings, European white oak floors, Poliform cabinetry, Italian marble countertops, Gaggenau appliances and expansive terraces wrapping around the perimeter. They also each have private temperature controlled parking spots and direct elevator entry with digital fingerprint recognition.

  • Slide 8 of 19: The building's amenities are equally impressive, featuring a private rooftop tennis court, 75-foot heated indoor lap pool, sauna and steam room, meditation pond, fitness center, residents' lounge, catering kitchen and children's playroom.

  • Slide 9 of 19: It also has 24-hour security, but the WSJ source said Ivanka and Jared plan to bring in their own personal security detail as well.

  • Slide 10 of 19: Ivanka confirmed she and Jared are departing Washington DC in a farewell message posted to Twitter on Tuesday - her father's last full day in office. Donald Trump's eldest daughter said she would be 'leaving DC in awe of the compassion, grace and grit that exists across this nation'.

  • Slide 11 of 19: She also expressed support for incoming President Joe Biden, wishing him, his wife Jill, vice president Kamala Harris and her husband Doug 'wisdom, courage and strength'. 'It has been the honor of a lifetime to serve our nation as an Advisor to the President,' Ivanka wrote. 'I am so proud of what we have accomplished and excited for the future. I hope and believe America can move forward in a positive way, acknowledge our differences and find common ground.'

  • Slide 12 of 19: The outgoing president and his family were expected Wednesday at his Mar-a-Lago estate. Several massive moving trucks arrived at the site on Monday morning, a sign that the president will permanently relocate to the Palm Beach estate after leaving office this week.

  • Slide 13 of 19: The rest of the Trump clan are also looking to relocate. Newly engaged Tiffany is thought to be contemplating a move to the Sunshine State, as is the president's eldest son Don Jr and his girlfriend Kimberly Guilfoyle.

  • Slide 14 of 19: Ivanka and Jared are expected to put down permanent roots at their new slice of Indian Creek Island, an exclusive Florida neighborhood that touts beautiful waterfront homes and tons of privacy. The island off the coast of Miami got the nickname 'Billionaire Bunker' because of the high-profile residents that have settled onto the island, including model Adriana Lima and billionaire businessman Carl Icahn of New York City. Ivanka and Jared purchased this plot of land on Indian Creek Island for $31.8million late last year.

  • Slide 18 of 19: Don Jr was thought to eyeing up two properties in Admirals Cove, according to The Palm Beach Post. Guilfoyle reportedly purchased one of the properties (pictured) for $9.5million. But Peter Moore, general manager of the property owners association, told the paper 30 residents have already expressed concern, adding: 'About half have concerns about safety. The others have political concerns with what's happened in the last couple of weeks.'

  • Slide 19 of 19: Tiffany used her father's final day as President to announce that she is engaged to her billionaire partner Michael Boulos, while sharing an image of them celebrating their happy news together at the White House. The 27-year-old first daughter shared the news in a gushing social media post on Tuesday, posting a smiling picture of herself and 23-year-old Michael posing outside the West Wing. In her post, the Georgetown Law graduate described the engagement as her most 'special' White House memory, while paying tribute to her 'amazing fiancé', whom she has been dating for just over two years.

‘I plan on listening to the audio version of his book when it’s released. It’s such a relief that his father is now running the country. There’s finally an adult in the White House.

Long-time Venice Beach resident Mark tells DailyMail.com, ‘Having him as a neighbor can only be a good thing and hopefully he will get involved with this homeless crisis that needs to be addressed. The extra security around here is a big bonus.’

Hunter moved to the property in recent months after leaving his Hollywood Hills pad. The president’s youngest son had been splitting his time between his home state of Delaware and California.

Earlier last month he was spotted out with his family in Venice, stopping for coffee at the Kreation organic cafe along Abbot Kinney Blvd in Venice.

Hunter had been laying low after becoming embroiled in controversy during the lead up to the 2020 presidential election, when a laptop hard drive that reportedly belonged to him fell into the hands of Trump’s personal attorney, Rudy Giuliani.

The hard drive was allegedly packed with information that many thought would jeopardize his father’s chances of winning the presidency.

The contents of the laptop were handed to the New York Post – including an infamous image of Hunter with an apparent crack pipe, as well as evidence of $21,000 of payments to a ‘live cam’ site and tens of thousands of dollars spent at a strip club,

Hunter, who has spoken openly of his battle with drugs, was also revealed in emails to have allegedly been planning a Chinese deal which mentioned ’10 [per cent] for the big guy,’ which his would-be business partner said was Joe Biden.

Of course Hunter’s dad is now in the White House and the president will ensure everything is done to protect his often errant son.

Despite the Biden presidency it’s understood federal authorities are actively investigating Hunter’s business dealings, however, principally with China.

Father-of-five Hunter shares three daughters with his first wife Kathleen and a toddler daughter with his baby mama, former stripper Lunden Roberts.

Hunter, 51, had son Beau Biden Jr with 34-year-old South African wife Melissa in April last year. Hunter married blond Melissa Cohen just six days after they met.
